  • Market Analysis: Prepare Market analysis to establish fair market value looking at sold and active listings of like comparison, determining market time, market trends, and absorption rate to bring about the sale in a timely manner.
  • Home Preparation Service: Consult with homeowner about property enhancements and staging to maximize sale, availability of checklists and/or video/CD presentations to help maximize show ability of property. Presentation is everything and you only have one chance at a first impression.
  • Financing: Advise you on financing alternative that will maximize exposure and value.
  • Preferred Vendor List: We will help coordinate the use of our preferred vendor list for repairs or work with our volume use savings and service oriented responsive people.

  • Property Flyer: The Brace Helgeson Group will provide a property flyer with colored pictures and detailed, complete information about your property.
  • Appointment Desk: Arrange and record all showings for your property through our appointment desk with the hours of 8:30 to 7:00 Monday thru Friday, 9:00 to 5:00 on Saturday and 10:00 to 4:00 on Sunday.
  • Screening Prospects: You will not waste time with people who are not seriously interested in buying.
  • Listing on MLS: We will complete a detailed Listing Entry with all fields completed, public and agent remarks, multiple photos with proper pixels for easy downloading, media page (an area where significant property information can be detailed), secondary areas where needed, team loaded the day of listing activation with attention to detail.
  • The Team Approach: You get an entire team of Realtors and staff for the price of one, a specialist to help you every step of the way.
  • A system for everything: Our systems allow us to attend to all the details of marketing and sale of your home so nothing goes unnoticed.
  • Listing Coordinator: Our team has a full time listing coordinator available to you during the business day to answer any questions and work on any details of the marketing and sale of your property.

  • Advertising: We will advertise your property in the Star Tribune Picture Classified for Thursday or Sunday using color where available with selected photos, creative text & will be web site directed. We also advertise in neighborhood specific publications that generate interest in your property.
  • “Just Listed” cards: The Brace Helgeson Group will send out just-listed cards to 500 neighbors that bring interest to your property directing them to call or visit your property website.
  • Open Houses: We arrange, if desired, for open houses to be held by an enthusiastic and competent agent, with a close follow-up on any prospective buyers. This gives prospects the ability to tour your home in a leisurely, yet thorough, manner.
  • Buyer specialists: Brace Helgeson employs two full time buyer specialists that are available to show your property whenever a buyer can look at it. If a buyer drives by your home, or calls in on an ad and wants to see your home right away, we are available. They answer our e-mails and phone calls in “real time” through our state of the art Lead Router system.

The Brace Helgeson Group website averages 150 hits per week per listing.
  • Monthly Evaluation Reports: We will get feedback from real estate agents via phone, fax or email who have inspected your property and report it back to you with monthly written progress reports. These will include properties that you are competing with, homes that have sold in the price range that your home is at, advertising that has happened and plans that are coming up, and market changes that you need to be aware of in order to bring about your sale. You will never be left wondering what is going on!
